I’ve been in property management for several years now, working with both long-term and short-term rentals. Yes, I can share references from current and past clients who’ve been with me for a while and can speak honestly about how I work.

How many units do you manage? How many are vacant? What’s your vacancy rate?

At the moment, I manage multiple units across different locations. Only a small number are vacant right now, mostly due to tenant turnover. Overall, the vacancy rate stays low because we price properties realistically and market them consistently.

After viewing my property, how much rent do you expect to collect?

Based on the condition, location, and current market demand, I’d expect your property to rent around a competitive market rate. I’d rather price it slightly right than overprice it and let it sit empty.

Maintenance & Repairs

How do you handle maintenance requests?

Tenants report issues directly to us. We work with trusted contractors for most repairs and make sure costs are reasonable and transparent.

When would I be involved as the owner?

For small, routine fixes, we handle it directly. For larger repairs or anything above an agreed budget limit, we contact you before moving forward.

Do you charge extra fees for repairs, evictions, or tenant placement?

Tenant placement or eviction handling may involve separate fees. For maintenance coordination, we usually charge a small handling fee, if any, depending on the work involved.

Do you mark up maintenance costs?

No hidden markups. Repairs are billed at actual cost, and any service fee is clearly communicated beforehand.

The management fee covers day-to-day operations like rent collection, tenant communication, basic coordination, and reporting. Things like major maintenance work, deep repairs, or paid advertising are usually separate and charged at cost.

Is the fee flat or percentage-based? Do you charge for re-listing?

The fee is typically a percentage of the rent collected. When a tenant moves out, we handle re-listing and tenant placement. There may be a placement or leasing fee, depending on the situation, but that’s always discussed upfront.

Do you keep any reserves from rent?

Yes, we usually keep a small reserve to handle unexpected maintenance or urgent repairs. It avoids delays and keeps things running smoothly. Any unused amount stays your money.

Communication & Reporting

How often will I get updates, and how do you communicate?

You’ll receive regular updates—usually monthly reports—and we’re always available via phone or email if something comes up in between.

Accounting is kept clean and shared on time. If you reach out with a question, you won’t be chasing us—we respond promptly.

How often do you inspect properties?

We do regular inspections, usually a couple of times a year, and always during tenant move-in and move-out. Photos and notes are shared with the owner.

How do you screen tenants?

We check employment, income stability, credit history, previous rental records, and do background checks where applicable. The goal is simple: reliable tenants who pay on time and take care of the property.

How long does eviction usually take?

It depends on local laws, but on average it can take a few weeks to a couple of months. We try to prevent things getting that far by addressing issues early.

Do you provide a lease, and is it legally compliant?

Yes, we use a standard lease that’s aligned with local regulations. It’s reviewed regularly to make sure it stays compliant as laws change.

What kind of tenants do you avoid?

Generally, tenants with a poor rental history, repeated payment issues, or those who don’t respect property rules. Restrictions like smoking or pets depend on the owner’s preference.

What’s included in short-term rental management?

It covers guest communication, bookings, pricing, check-ins, coordination of cleaning, and general upkeep of the property.

How long does it take to get regular bookings?

Usually a few weeks, depending on the season, location, and pricing. Once reviews start coming in, bookings tend to stabilize.

How does cleaning work?

We manage the cleaning team and schedule clean-ups between guests. You don’t need to arrange anything separately unless you prefer to.

How do you market the property?

We list on major platforms like Airbnb, Booking.com, and similar channels. Pricing and listings are adjusted regularly to stay competitive.
